Questions agents ask
FAQ
Who pays for title insurance in Florida?
It depends on the county and the contract. In most Florida counties the seller customarily pays for the owner’s policy and chooses the title company. In Miami-Dade, Broward, Sarasota, Collier, and Charlotte the buyer customarily pays. The FAR/BAR contract lets the parties choose either way. Our calculators default to the county custom and let you override it.
If title premiums are set by the state, how are you cheaper?
Florida promulgates title insurance premiums, so every company charges the same premium for the same policy. The difference is in settlement fees, search fees, and add-on charges. We publish ours, keep them flat, and don’t add padding fees.
What are Florida documentary stamp taxes?
Doc stamps on the deed are $0.70 per $100 of the sale price, usually paid by the seller. In Miami-Dade the rate is $0.60 per $100, plus a $0.45 surtax when the property is not a single-family residence. Doc stamps on a new mortgage note are $0.35 per $100, and intangible tax is 0.2% of the loan, usually paid by the buyer.
How fast will I get a title commitment?
We order the search within 24 hours of receiving the contract. Most residential commitments go out within 3 to 5 business days, sooner when you need it.
Can my client close remotely?
Yes. Florida allows remote online notarization, and we also handle mail-away closings with a mobile notary for clients who are out of state or overseas.
How do you protect clients from wire fraud?
We never send or change wiring instructions by email alone. Clients must confirm instructions by calling their closer at a verified number before sending any funds.
